Who Needs a License
Under Florida law, a real estate broker, sales associate, or mortgage broker must hold a valid license to engage in real estate transactions within Ormond Beach. Fla. Stat. § 489.105 defines a "broker" as any person who, for another and for a fee, commission, or other valuable consideration, sells, exchanges, purchases, rents, or leases real property, or offers or attempts to do so, or holds themselves out as engaged in such business.
A "sales associate" is any natural person associated with a broker who performs any of the acts defined for a broker on behalf of that broker.
A "mortgage broker" arranges, negotiates, or offers to arrange or negotiate a loan secured by a mortgage or other lien on real property, or offers or attempts to do so, for another person and for compensation.
The license requirement applies to any individual or entity operating as a real estate professional in Ormond Beach, regardless of whether they maintain a physical office in the city.
How to Get Licensed
Real estate licensing in Florida is administered by the Florida Department of Business and Professional Regulation (DBPR), not by local municipalities.
To become a licensed sales associate:
1. Complete a 63-hour pre-licensing course approved by DBPR
2. Pass the Florida Real Estate Commission (FREC) sales associate examination
3. Associate with a licensed broker
4. Submit your application to DBPR with required documentation and fees
To become a licensed broker:
1. Hold an active sales associate license for at least 12 months during the previous 5 years, or be exempt under Fla. Stat. § 489.105
2. Complete a 72-hour broker pre-licensing course
3. Pass the FREC broker examination
